Baby, there’s no denying it’s cold outside.  In fact, as I write this, it is 17 degrees in Waxhaw and south Charlotte with today’s high barely above freezing.

Yet, somehow the cold temps have not translated to a cold real estate market.

Instead, I am finding that the local real estate market is thawing off much quicker than normal this January.

Just last week – the first week of 2017 – I showed an area property that had multiple offers in its first two days on the market.

That property now not only has a primary contract, but a backup contract, as well!

After the typical holiday lull for Christmas, Hanukkah, and New Years, buyers and sellers are fully engaged in the real estate sales process.

If you are a potential home buyer, first-time or otherwise, today is the best day to get pre-approved for a loan, registered with a Realtor®, and in the car looking at homes with the intention of writing an offer.

2017 is projected to be another record-setting year for real estate, and the way things are starting out, I expect it to be a fierce and flooded Spring market. And for buyers, that means more competition.

It also means more competition for home sellers who are thinking about putting off listing their home until March or April.

Think about it…would you rather be the only home, or one of very few homes, for sale in your neighborhood when you have serious, motivated Winter buyers already looking and writing offers?

OR, would you rather wait until Spring and be in direct competition with 3-4 times as many listings in your own neighborhood?

I know which one I’d choose!

So if you are planning to move, now is the time to dust off the mantle, turn on the fireplace, and invite your home’s future owner to take a tour and make an offer.

Because, Baby, the real estate market is heating up!
