With last night’s epic Super Bowl LI (51) comeback victory by the New England Patriots, Tom Brady’s and Bill Belichick’s statuses as all-time greats are firmly secured.
No individuals have won more championships as a quarterback or as a coach in the history of professional football than these two men.
*Every team and every NFL fan can hit the reset button and restore hope for a Super Bowl run next season. Truly, the NFL season never ends.
However, just like there is a season for playing and an off-season for preparation in sports, the same can be said for the real estate market.
There is not a true off-season in our profession, but there are distinct real estate seasons, some of which are busier than others.
In the Carolinas, the regular season for real estate kicks off in early-to-mid March, coinciding with local schools’ Spring Break schedules.
Spring and Summer are the busiest seasons for selling homes as this is often the most convenient time for sellers to put their homes on the market.
March through June are the busiest months, with a summer vacation lull kicking in from July till mid August, then ramping back up into the Fall until Thanksgiving.
Late Fall through Winter are slower times for the market, but just like in sports, “championships” are often won in the off-season.
When homes for sale are priced right and in great showing condition, they can sell quickly in what is usually the slowest time of the year.
Winter sellers face less competition from other homes for sale and buyers get to work with motivated sellers, which can be a win-win for both parties.
Currently, we are in the pre-season of the real estate market in the Charlotte area.
We are starting to see more activity in certain segments of the market, whereas other segments seem to be waiting a bit longer to get in the ball game.
For example, in Waxhaw, NC there is a decided lack of inventory in the $200,000 – $300,000 price range which typically moves very quickly.
However, new homes are consistently coming to market in the most affordable price range of the luxury market spectrum with homes listed for sale in the $400,000s to $600,000s.
It can be argued that this is despite or because of heavy competition from new construction in this price range.
As REALTORS, the off-season and pre-season are times to prepare for the busier times of the year, to recover from a busy and profitable 2016, and to lace up our boots and be prepared to take the field at a moment’s notice.
If we aren’t already busy, we are about to become busy very soon.
To quote John Fogerty, “Put me in Coach, I’m ready to play!”
